Noisy place

There are many source of noise in this apartment complex. Because of the age of the buildings and the poorly built units, noise from adjacent units and outside travel very easily in to your apartment.

-          Noise from neighbor: If you have noisy neighbors who love to talk, watch TV in their bedroom, then expect long nights when you have to wait for them to sleep first. Complaining to the management does not solve the issue.
-          Noise from outside: There is a low income apartment complex which have a large playground. During summer time expect a lot of kids playing, making a lot of noise all day long till 9 PM.
-          Trash truck: Every Wednesday, the trash truck comes between 6 and 6:15 AM to take the trash. The trash container is 40 to 10 yards away from your apartment depending on where your apartment is. There is one large trash container close by ever building.
-          For 1 bedroom units, which the bedroom is closer to the parking lot, expect cars to run idle  outside your window from 6 AM in the morning in the winter when people have to warm up their car before they drive to work.

Car park

At Lochmoore Shores, for every apartment, there is one covered parking space (assigned/reserved).

There are fewer non-assigned parking that assigned, this means that most of the time there is no space for your second car if you came back from work before 5:15 PM.

The management tells you when you sign the lease that you can part at the complex across the street, which is a city owned low income apartment complex. it is true they have a lot of available space, but if one of the city's employee's sees you parking there, then they would ask you move your car. I know people who got their car towed.

The monthly rent (only coveres rent + garbage removal)

The month rent (950 for 1 bd, 1350 for 2 bd) only includes rent+trash. You will pay for Electricity, water and sewer.

Why this is important? It is important because you will end paying 300.00 to $400.00 more in utility fees. Other appartment complexes, you would pay only for electricity as water/sewer is included, if not inluded, then it is only $50.00 extra per month.

The electricity is metered, you pay PSE (Puget Sound Energy) every month.

The water usage is not metered, therefore whatever the management company likes to charge, you end up being charged, usually from $95.00 to $120.00

The Electricity usage is high because of the condition of the buildings, especially the windows, I am mentioning this to bring your attention to the condition of the buildings. The windows leak air, the insulation is old, that is why you need a lot of electricity to heat your apartment.

The water/sewer charge is different, the management company charges extra money (on average $50.00 to $75.00) permonth to make more money. This is something the potential resident cannot check at the time they sign the lease, they would get a shock when they see the first bill.

The condition of the buildings

These facts about about Lochmoore Shores apartment complex localted at:

Before you decide to lease an apartment from Lochmoore Shores Apartment, consider the following facts:
- The buildings were built in 1983. Very poorly built in terms of materials used at the time.

- Years of neglect and poor maintenance have left the 4 buildings in desperate conditions.
At some time, the owners were thinking about converting the units to condos and selling them, it did not work, the plan is on hold, they can bring it back to live at any time. You can check city of Redmond public records for more info.

- Many of the appliances are very old (20+ years), recently they repainted some of the apartments, replaced the carpet, but did not replace the appliances.

- Don't be fooled by the pool and the rec/exercise room, no one uses it.

 - Paying $1300.00+ per month is unjustified compared to the quality of living it provides.

- DON'T BE FOOLED BY THE SIZE OF THE APARTMENT. YOU WILL BE PAYING FOR HEATING UNUSED SPACE THAT LEAKS HEAT DURING THE UNITER.

- There is no air conditioning.

WHY Am I doing this? I don't want anyone to make the same mistake and sign a 1 year contract.
